SC 50 Fastest Growing Companies

South Carolina’s Fastest Growing Companies competition is the annual ranking of the Palmetto State’s 50 most dynamic and successful companies. 

For the second year, the top 50 companies are recognized, up from 25 in previous years. 

This event is presented by The Capital Corporation and co-sponsored by Integrated Media Publishing (publisher of Greenville Business Magazine, Columbia Business Monthly, and Charleston Business Magazine), PNC Bank, and Quality Business Solutions.

To be eligible for the SC Fastest Growing Companies Award, a company must be headquartered in South Carolina and in business for at least three years, and show revenues of more than $3 million in the last fiscal year.

The companies are selected using a calculation based on year-over-year growth of revenue and employee headcount over the last three years.

More than 20 companies that made the list this year weren’t on the 2021 rankings, and this year’s top company, Industrial Project Innovation, was ranked No. 2 on last year’s list.

This year’s recipients were honored at a luncheon Oct. 24 at the Columbia Metropolitan Convention Center, where Alexis Garcin, president and CEO of Michelin North America Inc., was the keynote speaker.


1. Industrial Project Innovation Provides Construction Project Management

Greenville-based Industrial Project Innovation is an owner’s project management (OPM) firm that provides construction management expertise to clients throughout their entire program life cycle from conception to operations.

2. FLEXSPACE Grows by Branching Out Into Other Arenas

FLEXSPACE, based in Charleston, is all about helping clients optimize space.

The company, which provides storage, as well as mobile racking and logistical support for warehouses, has branched out into cold storage for food, and its sister company, FLEXCOLD, is based at the Port of Jacksonville in Florida. FLEXSPACE is also expanding in Charleston, Norfolk, Rock Hill, and Newark. 

Founded in 2014, FLEXSPACE is the second-fastest-growing company in South Carolina, up from No. 4 in last year’s rankings. FLEXCOLD began operations in August 2022.

“Our specialty is food logistics. That said, we’re optimizing space and efficiencies of labor and land scarcity,” said Todd Jessup, the company’s president. “Those are the themes of what we do. It’s asset optimization of warehouse space.”

While Covid-19 created an upheaval in every aspect of American society and business, the pandemic opened new doors for FLEXSPACE, Jessup said in an interview at the company’s downtown Charleston headquarters. 

“I look at it as opportunity,” he said. “Covid really ignited (issues of) supply chain, automation, labor, inefficiencies, cost of construction to build these facilities. Every single layer and indicator and what you would consider when you go to develop a new facility, what we do solves that problem. It really created an opportunity for our business.”

In the early days of the pandemic, there were challenges, especially in connection with labor and travel, but Jessup found that his company’s services were more in demand than ever. 

But as pandemic progressed, the upheaval presented the “opportunity of a lifetime,” he said.

“There’s always winners and losers when events occur, and we definitely found ourselves in a lane in which what we do – we’re selling a product and providing a service – we’re solving problems that companies didn’t even know they had. Margins are getting squeezed, you’re handling food, labor is tough to find,” he said.

While those challenges existed before Covid, the pandemic magnified them.

The prospects that developed in the wake of Covid included the launch of FLEXCOLD, which helped the company expand into other locations. 

“It has exploded the opportunity to where our first beta type of test was Port of Jacksonville, and now we’re developing in Charleston. We’re developing in Rock Hill, we’re developing in Port of Norfolk, we’re looking at Newark. The West Coast disruption of the ports and the movement of material and the product and the food … now it’s about having the right people to execute it.”

Jessup grew up in the Virginia Beach area and fell in love with the Lowcountry while attending College of Charleston. He worked in Texas and Georgia before returning to Charleston and founding FLEXSPACE.

While the company is based in the Lowcountry, FLEXSPACE hasn’t done as much in Charleston as in other places.

Even so, the growth of Charleston “helps us from the recruitment side, and employment,” he said. “Our business has really been nationally, and we’ve done some work in Mexico and Canada. We do have a project coming up in Charleston. However, up until now, all of our work has been outside of Charleston.”

The work the company has done in Europe over the years gave Jessup a close-up look at how other countries deal with constraints such as land scarcity and labor issues, which helped FLEXSPACE prepare for the labor and supply-chain issues that have surfaced in the past two years in the United States.

Seeing what Europe went through helped Jessup push for innovation in the warehouse and logistics arenas and helped lead to the development of FLEXCOLD. 

The technology behind cold storage of food hadn’t changed much in recent decades, and the equipment in warehouses was aging, so the industry was ripe for a new approach, he said. 

“Our core competency is the technology inside,” Jessup said, adding that the company’s innovation was to update the infrastructure surrounding the cold storage facilities. 

And while warehouses and food storage are the primary drivers of FLEXSPACE’s business, the company also works with clients in such areas as aerospace, vertical farming, and the paper industry.

Jessup’s vision for the future of FLEXSPACE includes building on company’s work in food logistics, being involved in every step of the process that takes food from the farm to the customer’s home.

“We’re going all the way back to, where does it begin and where does it end, and how do we play a role in more efficiently doing that.”


3. Pandemic Brought Challenges, Opportunities to Luxor Scientific

Luxor Scientific, a medical testing and research laboratory, was founded in 2016. Four years later, the Covid-19 pandemic added a new component to the company’s arsenal, when demand skyrocketed for  testing for the deadly coronavirus.

Luxor Scientific is the third-fastest-growing company in South Carolina, up from No. 5 in last year’s rankings.

Since the beginning, the company has focused on testing for infectious diseases, as well as hematology and chemistry testing, testing of toxicology to support pain clinics and addiction clinics, and genetic analysis to test for other types of diseases, said Ryan Flanagan, Luxor’s CEO. 

Luxor processes up to 400,000 specimens per month from its state-of-the-art laboratory in Greenville.

“We focus on tests where we can apply better science and better service to deliver accurate results in a timely manner,” Flanagan said. “That allows us to deliver information about a patient to a provider, and they can have a more accurate diagnosis and treat the patient faster. The patient stays better longer, and they’re happier, and that also results in a lower total cost of health care.”

In the past two years, Covid-19 forced a change in just about every aspect of society, business and health care, and the challenges for Luxor Scientific were great, especially in the early days of the pandemic. 

“Our business was cut in half when clinics closed due to Covid,” he said. “We immediately refocused our team on developing other types of tests, including Covid testing. We applied for a PPP loan, the biggest one we could. We got that, and we used that to fund our employees and … within a month we were able to offer Covid testing to South Carolina through DHEC.”

Through DHEC, Luxor administered millions of Covid tests over the past two years. 

Luxor operates around the clock seven days a week, and its turnaround time for reporting test results is 14-24 hours, which Flanagan said is “industry-leading performance.”

Flanagan’s background is in mechanical engineering; prior to Luxor, he spent 25 years working for Sealed Air Corporation, finishing up his tenure there as president of the product care division. 

Marion Snyder, Ph.D., is the company’s Chief Science Officer, leading Luxor’s team of laboratory scientists. Snyder taught at Harvard Medical School and led labs at Brigham and Women’s Hospital in Massachusetts and Greenville Hospital System, now Prisma Health.

Flanagan attributes the company’s success to several factors. 

“First of all, some good planning and focus and execution, but also being agile,” he said. “We are fast and flexible, so we had to adjust to changing business conditions, and that has been one of the key things that has allowed us to be successful, but by far the most important thing is the value of our team and the capability of our team. We have an amazing group of scientists with significant education and experience running and building, operating laboratories, and we’ve just added to that some simple business strategy, planning, and execution.”
