Strategic Property Partners (SPP) today announced the appointment of Andy Hines as Director of Sales for the Four Seasons Private Residences Charleston, a project, officials say, is poised to redefine luxury living in Charleston’s historic district.

A South Carolina native and seasoned leader in the luxury real estate sector, Hines brings over 25 years of experience driving sales success across the nation. In his new role with SPP, Hines will lead sales strategy and execution for the exclusive collection of 36 private residences set within the forthcoming Four Seasons Private Residences Charleston, slated to break ground in Q4 2025.

“We are thrilled to welcome Andy Hines to our team,” said Brad Cooke, Executive Vice President of Development at SPP. “His deep ties to the region, combined with a national pedigree of success in luxury real estate, make him uniquely positioned to bring this transformative project to life.”

Hines’ career spans leadership roles with IMI Worldwide Properties, East West Partners, and Slifer Smith & Frampton, among others. His track record includes launching developments such as the Glass House and Riverfront Park in Denver, directing sales at Kiawah River, and spearheading the sellouts of The Gadsden, 71 Wentworth, and The Cape on Kiawah. Officials said Hines is known for his strategic vision and authentic Southern approach, and will play a central role in establishing SPP’s Four Seasons Private Residences Charleston as one of the region’s most coveted addresses.

The Charleston development marks a significant expansion for Strategic Property Partners, a Tampa-based real estate development firm recognized for its design-forward, and community-centered approach to urban redevelopment. Officials with Strategic Property Partners said that with their focus on sustainability, placemaking, and architectural excellence, SPP is known nationally for its ambitious, large-scale projects transforming urban landscapes into dynamic, livable environments that integrate seamlessly with the surrounding community.

Most notably, the firm is behind Water Street Tampa, one of the largest mixed-use developments in the United States. This $3.5 billion project has redefined downtown Tampa by introducing a neighborhood that includes residential towers, office spaces, retail, green spaces, and hospitality – including the first WELL-certified community in the world.

Bringing this ethos to Charleston, officials said SPP aims to create a destination that honors the city's rich cultural fabric while elevating the standard for luxury living and hospitality in the Southeast.
