Port Commercial and Cedar Square acquire 916 Commerce Circle

JLL announced that it has been selected to handle leasing at 916 Commerce Circle, an 80,000-square-foot, rail-served industrial property in Hanahan. The property was recently acquired by Port Commercial and Cedar Square, both Charlotte-based real estate investment firms, marking Port Commercial’s first acquisition in the Charleston market. JLL Vice Chairman Lee Allen, Senior Managing Director Kevin Coats and Vice President Tyler Smith will lead leasing efforts on behalf of ownership.

“The Charleston market continues to capture the attention of industrial investors and users alike,” said JLL’s Smith. “With direct rail access and unmatched connectivity to the Port of Charleston terminals, 916 Commerce Circle is a rare opportunity for users seeking location, flexibility and access in one address."

Located less than one mile from I-526, 916 Commerce Circle offers premier access to major regional transportation routes. The property’s infill location provides convenient access to the Wando Welch, Hugh K. Leatherman and North Charleston port terminals in Charleston. Its on-site rail access enhances connectivity across the Southeast, with convenient links to I-26 and I-95 supporting distribution throughout the Charleston market and the broader East Coast.

“This acquisition represents a key step in our strategy to grow in high-performing logistics markets across the Southeast,” said Conor Mullen, managing partner at Port Commercial. “The property’s infill location, rail infrastructure and accessibility to the port make it a strong foundation for repositioning into a modern, high-efficiency industrial asset.”

The 4.14-acre property features a fully air-conditioned industrial building with 1,600 square feet of office space, eight dock positions with levelers, three 14-by-14-foot drive-in doors, epoxy flooring, LED lighting and outdoor storage capabilities. Ownership plans to launch a capital improvement program that includes refreshed office interiors, exterior painting, dock upgrades and parking lot resealing.

The new partnership between Port Commercial and Cedar Square at 916 Commerce Circle aligns with this evolving market trend, providing prime accessibility and connectivity for industrial users.
