Iconic Equities Announces Major Milestones at Jedburg Logistics Park with Amazon-Leased Sale to Clarion Partners and Full-Building Lease to Harbor Logistics

Iconic Equities, a real estate investment and development firm focused on industrial assets, today announced two significant achievements at Jedburg Logistics Park, marking major milestones for the company's inaugural development project. The firm completed two transactions at the park, which comprises two Class-A industrial buildings totaling 780,000 square feet on 115 acres at 239 Jedburg Road in Summerville, South Carolina.

Iconic’s first deal at Jedburg Logistics Park was the sale of Building Two, a 158,340-square-foot facility that was fully leased to Amazon, to Clarion Partners. The second was a long-term lease agreement with Harbor Logistics for the entire 621,000-square-foot Building One, bringing the two-building park to 100 percent occupancy.

Iconic developed the park in partnership with Trinity Capital Advisors and Hartford Investment Management Company (HIMCO). Jedburg Logistics Park's success reflects the emergence of the Charleston market as one of the Southeast's premier industrial hubs. The facility offers direct access to Charleston International Airport and major regional manufacturers, while benefiting from the area's skilled workforce, low operating costs, and business-friendly regulatory environment.

In just over four years, Iconic has had 13 acquisitions, six exits, and seven institutional capital partners. On the development front, Iconic’s current pipeline continues to grow in the Southeast, with infill sites under contract in Charlotte, Savannah, and Jacksonville. In addition, Iconic recently completed a land closing near the Jacksonville airport, which was institutionally capitalized and recently signed its first pre-lease.

The Jedburg transactions were facilitated by JLL Capital Markets, with Kevin Coats representing the development partnership in the Harbor Logistics lease and Lee Allen representing the tenant. JLL's Investment Sales and Advisory team also arranged the Building Two sale to Clarion Partners.
