Henderson Park, an international private equity real estate manager headquartered in Charleston, and Landmark Properties, a fully-integrated real estate firm specializing in the development, construction, acquisition, investment management and operations, today announced the official groundbreaking of The Mark Charleston,  a six-story luxury student housing community delivering ahead of the 2027-2028 academic school year.

During the ceremony, Henderson Park and Landmark Properties presented a $10,000 donation to Doors to Dream, a Charleston-based nonprofit. The donation will support the nonprofit’s mission to equip students in Title I schools with the skills, confidence, and opportunities to chase their dreams through educational programs, service opportunities and awareness trips in the Charleston community.

Nick Weber, CEO and founder of Henderson Park, commented: “This groundbreaking marks an important milestone not only for this project, but for our continued investment in Charleston. The Mark Charleston stood out for its prime location and the opportunity to deliver a best in class student housing community. We are excited to partner with Landmark Properties to meet the growing need for student housing in Charleston.”

Located at 500 East Bay Street, the 335-bed community will serve students attending the College of Charleston and the surrounding area. Once complete, the development will offer a mix of studios to six-bedroom apartments across 99 units. The historic Blanken/Matson House, which formerly occupied the site, will be relocated on the property and revitalized into more than 1,200 square feet of study space, to be named “The Library.”

The pet-friendly community will include more than 18,800 square feet of amenities, including a clubhouse, three rooftop decks with unrivaled views of the Charleston Harbor and Ravenel Bridge, a pool deck, grilling area, outdoor recreation areas, an 1,800-square-foot fitness center, computer lab and numerous study areas. Situated on a 1.21-acre site, the building will also feature 140 on-site covered parking spaces and 1,200 square feet of ground-floor retail.

"The Mark Charleston addresses a clear market need in an area where quality student housing options have historically been limited," said Chase Powell, Senior Director of Development at Landmark Properties. "As our first acquisition in the city alongside our outstanding partner Henderson Park, we're looking forward to delivering a best-in-class community that adds long-term value for residents and the broader local community."

Representatives from Henderson Park’s and Landmark Properties’ leadership teams attended the event, along with project partners from Doors to Dream and local community members.
