2021 South Carolina Commercial Real Estate Market Leaders

This month, we’re pleased to bring you our annual real estate report.

Inaugural 2021 South Carolina Commercial Real Estate Market Leaders are presented by Greenville Business Magazine, Columbia Business Monthly and Charleston Business Magazine and ReSimplifi. We have acknowledged the SC CRE Market Leaders in both sold (based on dollar sales) and leased (based on square feet leased) in 2020 in the following categories: health care, industrial, land, multifamily, office and retail.

We also have an Overall Individual and Overall Team compromised from all categories. 

In addition, commercial real estate transactions give us good insight into our state’s economy. When properties are sold and leased it gives us a good gauge of business confidence and the value of real estate in South Carolina. The following brokers are not just selling and leasing properties. They market our state as a great place to conduct business and drive the economy forward.  

A recent example: A groundbreaking ceremony in March officially signaled the start of construction of the BullStreet District’s 79,000-square-foot WestLawn office building, the first mass timber office building in Columbia and largest office building of its kind in South Carolina.

WestLawn will be ready for occupancy in April 2022. Hughes Development Corp., master developer of the BullStreet District, is the developer and leasing agent of WestLawn. Leaders from Hughes Development Corporation were joined by Columbia Mayor Steve Benjamin and other local leaders from government, business and the community to celebrate the commencement of the project. 

Meanwhile, Wells Fargo Securities economists and analysts say robust GDP growth should help CRE conditions improve in 2021.

Economists Mark Vitner and Charlie Dougherty and analyst Nicole Cervi wrote in a recent research report that national sector highlights include:

Demand for multifamily properties appears to be normalizing following last spring’s disruptions. The apartment vacancy rate increased to 6.9 percent in Q4.

The shift to remote work is weighing on demand for office space. In the fourth quarter, office vacancy rates jumped to 11.2 percent, the highest since 2014. Sublet space continues to flood many markets, so effective vacancy rates are likely higher than reported.

Retail property prices sank 1.8 percent year-over-year in January. Weakness has been mostly concentrated in large, globally connected markets, which have been disproportionately affected by the pandemic.

The industrial sector continues to benefit from soaring e-commerce sales as well as increased demand for warehouses and distribution facilities. The industrial vacancy rate fell to 5.6 percent in Q4.

Hotel occupancy rates have recently begun to climb higher, but they remain well below prior-year levels. Leisure travel is recovering ahead of business travel, which is expected to recover much more slowly.

After a difficult year, South Carolina is moving forward.

That’s to be celebrated.
